Clear Expectations, Enforced Consistently

We believe good management starts with good communication. Our lease agreements clearly state that rent is due on the 1st of each month, with a Grace period through midnight on the 5th. If payment isn’t received by the 6th, a 3-Day Notice to Pay or Vacate is issued in accordance with Florida landlord-tenant law.

At this stage, most residents quickly resolve any outstanding balance—whether it was an honest oversight or a brief financial delay. If not, and we’re unable to arrange a willful move-out, our legal partners step in to initiate the eviction process professionally and swiftly.

Owner Distributions: On Time, Every Time

Our ultimate goal is to ensure transparent collections that allow for smooth, predictable distributions to our clients. Once rent is collected, owner disbursements are processed and sent to the bank account of your choice by the 10th of every month. You’ll also receive a detailed monthly statement outlining all income and expenses for your property.

If a legal eviction becomes necessary, Belmont Management Group will cover the cost of filing and court fees for a standard, uncontested eviction.
